Cumberland County continues to increase median sales prices, despite dip in units sold in February

Sales prices for homes continue to increase in Cumberland County despite a drop in home sales when compared to February 2025.

According to recent statistics released by Maine Listings, median sales prices increased by 4.46 percent in February, rising from $526,500 to $555,000 when compared to the same time period last year.

“Although February saw fewer homes sold compared to the same time last year, the continued rise in median sales prices suggests the Cumberland County market is moving toward a more stable and sustainable pace,” said Yvonne Myer, 2026 President of the Greater Portland Board of REALTORS® (GPBR). “Our REALTOR® members analyze market data not only across the county but within each individual community, where trends can differ significantly. Buyers and sellers should work closely with a local REALTOR® who understands neighborhood-level dynamics to navigate today’s market and make informed real estate decisions.”

While sales prices increased, the number of units sold decreased by 11.95 percent in February. Units sold in Portland, Cumberland and Scarborough were all down this past month, while Casco, Gorham and Westbrook all saw an uptick in the number of units sold when compared to the same time frame last year.

GPBR will continue to monitor inventory levels and price fluctuations throughout the area. The February 2026 market statistics (attached) are from Maine Real Estate Information System, Inc. (d/b/a Maine Listings). Data reflects median sold prices for single-family homes reported as sold in February 2026.
